$7,500 Savings Guarantee Certificate

As a Preferred Buyer, you are guaranteed that when you find your dream home, I will negotiate the transaction for you to help you obtain any home listed on the Multiple Listing Service for at least $7,500 less than the listed price or I will pay you $1,000 cash at the closing of the sale.
Conditions:
1.  Buyer shall obtain pre-approval (at no cost to the buyer) from a home lender within 21 days from the date of this guarantee.
2.  Listed price of the home shall be $350,000 or more.
3. For homes priced from $250,000 to $350,000, I guarantee to save you at least $5,000 off the listed price or I will pay you $500 cash at the closing of the sale.
4. For homes priced from $150,000 to $250,000, I guarantee to save you at least $3,500 off the listed price or I will pay you $500 cash at the closing of the sale.
5. The seller will pay my entire commission. You don't owe me a penny.
6. This guarantee applies only to homes listed by other brokerage companies. For homes that are listed by my office or me personally, I will act as a fully disclosed dual agent, and do my best to bring both buyer and seller together in a fair and equitable fashion.
7. The agreed upon amount will be paid at the closing of the sale of the home and in no event shall exceed an amount greater than one-half of the commission that I earn on the transaction.
